It is 20 minutes from Bon Echo Park, an hour from Kingston, 1.5 hours from Ottawa, and 3 hours from Toronto. The property's large dock and easy water access make your canoe, kayak, or paddle-board ride to the nearest private waterfall a serene and peaceful experience.

Full description:

Snugly Valley -Private waterfront with a huge outdoor entertainment area. Located in Ompah, North Frontenac, a 1-hour drive from Kingston, 2 hours from Ottawa, 20 minutes from Bon Echo Park, and 3 hours from Toronto, this property is a dream.

The building includes three bedrooms designed for eight people but can accommodate 10, including a king bed, queen bed, bunk bed, and sofa bed, making this welcoming property suitable for all your guests. The property features one bathroom equipped with a bathtub, a second bathroom with a shower (with power massage shower heads), and a hairdryer for your convenience. Enjoy the additional space in the living room, complete with a cozy sofa bed. Other excellent features include a washing machine, iron, heating, WiFi, and AC. Outdoor Summertime (Middle May till middle October)

When outdoors, you will have a gazebo with mosquito nets, a gaming room with a 3-in-1 table - pool table, tennis & gaming table, and another with a sitting area. There is a large kids' playground(kids' toys are extra & if any are damaged, you must inform us immediately, but we can not promise immediate replacement of equipment), an organized fire pit area, a vast outdoor area, a dock, and access to a private canoe/kayak launch (we provide a canoe, one large kayak, two kids' kayaks, and one inflatable paddle boat). Large Atlantic series Hot tube (up to 5 people ) located in the back yard under a large gazebo covered for privacy with mash cover & net to protect from mosquitos(hot tube use instructions be provided with check-in email). A plastic fishing boat and fishing kayak are available for an additional price; an additional damage deposit can be required. At night, enjoy a solar-powered lighting show. The washer and dryer are conveniently located in the sun-room near the porch. An extensive collection of safety vests and several safety sets are located in the green shed near the lounges, and you are encouraged to use them. If you have your vest, please bring it, especially for kids. Please store all equipment in the exact location where it was at the beginning of your visit. The location of the boats & all equipment is critical per weather conditions. All provided equipment is a bonus, and if it is damaged by previous guests, we apologize for the inconvenience, but it will be fixed & updated as per our ability.

Outdoor Wintertime:

During the winter season, Snugly Valley is fully prepared to provide a comfortable and secure stay. Some outdoor equipment must be provided and stored in a safe location to be protected from snow & winds. We provide large tables & chairs, but covers must be put on chairs after use. The entrance to the gaming room will still be available, but you may need to clean the snow to get access there using the shovel provided. The gazebo near the gaming room includes outdoor furniture safe for winter use(in summer, you can see it near the outdoor fire pit). A propane fire pit is provided in wintertime only, as regular fire pits will not be available in the wintertime. We are securing the entrance to the gazebo from the house as much as possible to be safe from snow, but in case of significant snowfalls, please use the shovel provided. We do have snow service, and the cottage entrance will be cleaned, but a short distance from the parking lot to the house will likely require a hand shovel. Our readiness ensures you can relax and enjoy your winter stay without any worries.

Please let us know if you require additional amenities or services. We are happy to provide you as a bonus -3 pairs of snow shoes & plastic snow slides. Please note that using all that equipment is your responsibility; you must check equipment before & after use (any damage to equipment will be deducted from the deposit). We can not provide replacement equipment during your stay, so if equipment is damaged by previous guests, we apologize for the inconvenience. Kids' toys on the playground are also provided as a bonus & are stored during winter.

Pets:

We allow two pets during your stay, but they must be reported, and an additional cleaning fee must be paid. Please remember to clean up after your pet. Some poop bags can be found on the tree near the playground, and a poop bin(summertime) is located nearby. You can use our dog's bed under the king bed or in the sun room. Our dog's water and food bowls are located under the sink.

Difficult Weather Conditions:

During winter, in case of difficult weather conditions(with proven warnings), credit/exchange dates or a full refund (depending on the situation) will be provided if cancellation is requested a day before the booking. We encourage you to check the weather conditions before your stay.

Pictures vs. Original:

We constantly update the indoor and outdoor areas to ensure the best experience for our guests. Please note that the pictures may differ slightly from the original, but the property is well-maintained and clean.

Mosquitoes/Insects:

We are doing what we can to maintain our property naturally to reduce the population of mosquitoes, but you should use sprays outdoors and keep doors closed.

Garbage Disposal:

Please pay attention. We have a large wooded area near us, and animals like snakes, turtles, deer, and so on can be around. Make sure to pick up garbage daily and put it in the green bin near the white shed.

If there is an excess of waste (more than fits in the green bin), it must be reported a day before the end of your stay so we can arrange extra pickup for an additional charge. The property is checked after each stay, so your deposit will be charged a $200 fine if any garbage is left in the woods. Please use the provided clear bags only for garbage.

Use of Fire Pit (summer season only):

Please use the fire pit after 8 pm and only if there is no fire pit ban. You can check for information about fire bans from the local authority at Burn Ban Status and Fire Danger Link or by outdoor signs. Any fines resulting from a fire during a fire ban will be deducted from your deposit. Currently, we are not providing firewood, but you can buy it across a bridge near the post office or at any gas station.

Essentials:

We provide some essentials, such as toilet paper, soap, and paper towels, but we can only offer essentials for part of the stay. Some bath towels are provided, but if you need towels for each guest, please contact the host & we will provide them for an additional fee at the time of reservation or at the host's request. We encourage you to purchase essentials at a nearby convenience store in Cloyne, 14265 Hwy 41, Cloyne, ON K0H 1K0, or at Food-land in North Brook.

Internet:

We provide Starlink unlimited internet with WiFi. As the area is remote, please ensure you always have maps uploaded to navigate to nearby attractions.

Washer & dryer:

Washer & dryer during summer season located at sun-room for your convenience. During the winter season (middle of October till the middle of May washer will not be available as we need to winterize the sun-room (it is on our list of improvements)

Toys/Inflatable Water Toys/Watercraft:

Please inspect each toy before use. We are not responsible for missing or broken items. All items provided are as a bonus. If you find any broken equipment, please inform us immediately to avoid charges from the deposit. The use of watercraft is your responsibility. We are not liable for any injuries.

Woods:

Please be aware that the outdoor area is vast. Be cautious and watch your step when walking outdoors. Some tree roots near the playground may be hidden, so please refrain from encouraging your kids to run there. We are not liable for any injuries; you use those areas at your own risk.

Grass Maintenance:

Our maintenance team does its best to maintain the outdoor grass as best and typically does so during exchange times. However, sometimes, they may need to cut the grass based on weather conditions during your stay. We will do our best to inform you about the grass-cutting schedule.

Flower Areas:

I love flowers and have several areas with flower beds. Please do not step in those areas or throw garbage in them.

Smoking:

Smoking is prohibited inside, within 15 feet of the house and woods, or near trees. A few bug boxes (on the deck and porch and a black movable bin near the fire pit) have been installed around the cottage. Please do not throw any bugs on the grass.

Fireworks/Candles:

We do not allow the use of fireworks or candles on our property. If found, your deposit will be charged a fine depending on the damage (minimum fine - $200).

Kids:

A kids' crib is in the sun-room or inside a closet on the second floor. Additionally, there is a chair in the sun-room or living room for kids. Kids' plates are set in the kitchen cabinet, and toys are available at the playground in the box. Please return all equipment to its original place.

Parking:

We have space for up to 4 vehicles on our property. Driving or parking on the grass is prohibited.

Video Cameras/Noise Aware:

The property has video cameras overlooking the parking area and backyard. Any attempt to shut down the cameras during your stay will result in a fine. Noise-aware devices are installed inside and outside to monitor the decibel level and ensure that only the allowed number of guests are on the property. In case of neighbor complaints, we can provide a report. Noise is prohibited from 11 p.m. until 8 a.m.

Boats/trailers:

You can park your boat or trailer near the white shed and launch it in any nearby public boat launch. We must wait to launch a boat or heavy equipment on our kayak lunch. Also, we cannot drive on the grass with any type of vehicle, including small jeeps or other vehicles.

Water can be shallow near the bridge and from the cottage's right side.

Septic tank & septic field :

The Septic tank is behind a large flower box, and a septic field is nearby between bushes. There is also a septic tank under power.

No smoking or driving in that area.
